Development Team
The PACT renovations for Moore Houses and Courtlandt-152nd Street development are led by two partners:
Brisa Builders Development is a minority-owned and led, second-generation development, construction management, and general contracting firm now led by Ericka Keller who brings decades of experience in affordable housing development and rehabilitation to Brisa’s mission. Whether it is new development or revitalization, Brisa Builders Development LLC is focused on creating sustainable and thriving communities. Brisa’s goal is to preserve the cultural diversity and affordability of neighborhoods facing rapid gentrification, which may disproportionately displace seniors and low-income families.
Property Management
Cornell Pace Inc. is responsible for the day-to-day operation of the properties and will manage waste collection, groundskeeping, common area cleaning and maintenance, rent collection, internal reporting, leasing, and overall maintenance for the properties. CPI has a long and proven history of managing large portfolios of affordable housing and NYCHA developments. With just over 7,000 units under management located in New York City and surrounding counties, the company employs sophisticated management practices to realize efficient cost control, high-quality maintenance, and resident satisfaction.
Temporary Relocation Team
Housing to Home (HTH) is coordinating temporary moves during the PACT renovations at Moore Houses and Courtlandt-152nd Street development. HTH will meet one-on-one with each household to walk through whether a move is needed, and residents will get plenty of notice before anything happens. Temporary moves are expected to last about 3 to 6 weeks, and HTH covers movers, boxes, packing support, and other move-related costs.
General Contractor
Mega Contracting Group oversees and completes all construction activities.
Mega Group Development is a full-service Development, Construction Management, and General Contracting firm with 30 years of building experience in neighborhoods across NYC. As a vertically integrated builder and developer, Mega offers a one-stop-shop of develop-design-build services that results in high-quality results. We have built or renovated 9,000+ apartment homes and our work can be seen across the region in projects from NYCHA renovations, to high-rise apartment buildings to commercial buildings, landmark rehabilitation projects, schools, and public infrastructure. Mega will also serve as the project’s General Contractor and will oversee and complete all construction activities.
Workforce Development Partner
Building Skills NYwill serve as a workforce development partner, connecting residents to construction job opportunities associated with the project. They will work closely with contractors and developers to identify open roles and match residents with positions based on their skills, certifications, and experience. In addition to job placement support, Building Skills NY will provide guidance on preparing for employment, including resume development and navigating application processes.
Specific engagement events and recruitment activities will be determined (TBD) as the project advances.
Social Services Team
BronxWorks will provide a range of social services designed to support residents, including case management, workforce development, youth and senior programming, and connections to health and housing resources. Services will be tailored to resident needs and will focus on promoting stability, well-being, and community-building. Outreach will include ongoing communication and coordination with residents to ensure awareness of available resources.
